How the fee works
PadSplit's help center calls it a "10 days + 8%" model. Each time a new member moves in, PadSplit keeps all of that member's first 10 days of payments as a booking fee. After day 10 it keeps 8 percent of what the member pays. That help page was last updated July 17, 2026. Check it for changes before you rely on these numbers.
The calculator applies that rule to one stay, then spreads it across your house for a year:
- One stay. Booking fee is 10 days of rent. Service fee is 8 percent of the rent for every day after that. If a member leaves before day 10, PadSplit keeps the days they stayed.
- The house. Each room turns over once per stay plus the empty days you entered. The monthly figures are a year of that, divided by 12.
What it shows you
The fee percentage falls as stays get longer, because one booking fee is spread over more weeks. So the cheapest thing a PadSplit host can do is keep good members longer. Every member who stays a year in place of two who stay six months saves you a booking fee.
One real month for comparison: in September 2026, one of my houses collected $8,658.75 with no new move-ins, and the platform fee was $692.70. That is exactly 8 percent, the lowest the fee gets. The full statement is in PadSplit for owners: what it really costs.
What it leaves out
- Move-in fees. Members can pay one, and the help center says the host receives it less 8 percent.
- Promotions. PadSplit applies the 8 percent to the base room price before any discount.
- Everything that is not a PadSplit fee. Utilities, repairs, furnishing, a property manager, the mortgage. Put the whole house into the rent-by-the-room calculator for that.
Common questions
What fee does PadSplit charge hosts?
PadSplit's help center describes a "10 days + 8%" model. It keeps 100 percent of the first 10 days of each new member's stay as a booking fee, then 8 percent of that member's payments after that.
Why is my real PadSplit fee higher than 8 percent?
Because the booking fee is charged once per move-in. The shorter your members stay, the more often you pay it. A member who stays 12 weeks costs about 19 percent. A member who stays a year costs about 10.5 percent.
What does this calculator leave out?
Move-in fees, promotions and discounts, late fees, and any separate transaction fee. PadSplit applies the 8 percent to the base room price before promotions, so a discounted room costs a little more than this shows.
How do I find my average length of stay?
Use your own history if you have it: add up the weeks each past member stayed and divide by the number of members. If you are new, run the calculator at 12, 26, and 52 weeks and plan around the middle one.
