Renting by the room in Atlanta, GA

Short answer: A four-bedroom house in Atlanta converted to eight rooms, each sharing a bathroom at $175 a week, would bring in about $6,067 a month, 2.6 times the $2,296 typical single-family rent in the Atlanta metro area. At that rent the house clears my four walk-away numbers up to a purchase price of about $366,000, against $209,000 if it stays at four rooms. The typical four-bedroom home in Atlanta is valued at $592,027. Rooms on PadSplit in Atlanta were listed at $129 to $300 a week on October 13, 2026.

What rooms rent for

On October 13, 2026, the 20 listings I looked at on PadSplit's Atlanta page were priced from $129 to $300 a week. That is about $559 to $1,300 a month, with the middle of the range at $215 a week.

The rest of this page runs on my working averages: $175 a week for a room that shares a bathroom, about $758 a month, and $250 a week for a room with its own bathroom. Atlanta's listed prices sit above the shared-bath average.

These are asking prices on one platform on one day, the page can include nearby suburbs, and they are not what every room earns. See current listings.

More rooms, more rent

Four bedrooms is where a house starts, not where it should end. Turn unused space, such as a dining room, den, or bonus room, into bedrooms and aim for six to eight, with no more than four bedrooms per bathroom.

Rented asPer monthVersus whole house
Whole house, typical single-family rent, Atlanta metro area$2,2961.0 times

6 shared-bath rooms at $175 a week$4,5502.0 times
8 shared-bath rooms at $175 a week$6,0672.6 times

That is rent before costs. The whole-house figure is Zillow's Observed Rent Index, single-family homes for August 31, 2026. It covers single-family homes of every size across the metro area, so a four-bedroom house usually rents for more than this. A room with a private bathroom adds about $325 a month at $250 a week, but each one needs a bathroom built. Rooms also cost more to run: the owner usually pays the utilities, furnishes the rooms, and fills them more often. The next two sections take that into account.

What a four-bedroom house costs

Zillow's typical value for a four-bedroom home in Atlanta was $592,027 as of August 31, 2026, up 0.6 percent from $588,390 a year earlier. That is the middle of the market.

What price works

This works backwards from the rent to the most you could pay for a four-bedroom house and still clear my four walk-away numbers: 12 percent cash-on-cash, debt coverage of 1.25, $400 a month, and $100 a room. Converting it to more rooms raises that price.

6$20,000$288,000$924-$694
8$40,000$366,000$1,328$125

Assumptions: every room shares a bathroom and rents for $175 a week, with 10 percent vacancy and expenses at 40 percent of collected rent; the whole house at $2,296 with 5 percent vacancy and 35 percent expenses; 20 percent down on a 30-year loan at 7 percent, and 3 percent closing. Setup follows PadSplit's published guidance: $1,000 a room to furnish, and $10,000 for each unused room turned into a bedroom, the top of PadSplit's $5,000 to $10,000 range. The house is assumed to have two bathrooms, so eight rooms stays within four bedrooms per bathroom.

At the middle of Atlanta's listed PadSplit prices, $215 a week, the eight-room price that works would be about $463,000.

At $366,000, the house converted to eight rooms comes out about $1,858 a month ahead of renting it whole. At the typical price, eight rooms nets about $125 a month.

This is arithmetic on round assumptions, not a real property and not a prediction. Open the eight-room numbers in the calculator and change them to a house, rents, and costs you have checked yourself.

Before you trust these numbers

  1. Price the rooms from real listings in the zip code you are looking at, not the city as a whole.
  2. Get an insurance quote for a house rented by the room.
  3. Get a contractor's price for turning the unused rooms into bedrooms, and count the bathrooms: no more than four bedrooms per bathroom.
  4. Price the beds, furniture, and any other work the house needs.
  5. Run the house in the rent-by-the-room calculator and break it: try the rent 20 percent lower.
